Bali's Uluwatu area is undergoing rapid transformation in its property and tourism market. Demand is shifting from large luxury resorts toward one- to two-bedroom "mass premium" villas aimed at digital nomads, surfers, and couples. According to Dea Agesti, Branch Head of property management firm Betterplace Uluwatu, the area—once dominated by large multi-room luxury resorts—is now shifting toward one- to two-bedroom "mass premium" villas.

She said Uluwatu's current development trend differs significantly from five or even two years ago. While the luxury market still exists, most large-scale development now targets premium one- to two-bedroom villas catering to digital nomads, surfers, and couples.

Beyond white-sand beaches and sunset views, investors are drawn by potential return on investment (ROI) and relatively stable rental income. Uluwatu's hilly, coastal topography gives it a distinct, natural, and exclusive character compared to areas like Canggu, according to Dea.

She noted that despite growing supply as the area develops, Uluwatu currently shows stronger demand and relatively stable occupancy rates compared to Canggu, suggesting strong long-term potential.

Growing supporting infrastructure—hospitality facilities, high-end restaurants, and wellness/gym facilities—is also boosting the area's appeal, with more tourists opting for medium- to long-term stays rather than short visits. Government infrastructure improvements, including a planned ring road, are expected to further support growth and could push property values up over the next one to two years.

However, Dea acknowledged that investors commonly face challenges around legal processes, property maintenance, and pricing strategies amid seasonal fluctuations. Betterplace says it addresses these through a comprehensive, hassle-free management service, including a dedicated app for real-time occupancy tracking, monthly financial reports, and maintenance schedules, along with a dedicated account manager for each property owner.
