Hundreds of Bali Hotels Listed for Sale Online, Hotel Association Cites Multiple Factors

Hundreds of hotels across Badung, Tabanan, Gianyar, and Karangasem in Bali are being offered for sale through online property platforms such as Lamudi and OLX, with prices reaching into the tens of billions of rupiah. Bali's hotel association (PHRI) says low occupancy rates, shareholder decisions, and operational difficulties are among the factors, while also raising concerns about the broader tourism economy.

Hundreds of hotels across various regions of Bali have been found listed for sale through online property platforms such as Lamudi and OLX. The properties span a wide area including Badung, Tabanan, Gianyar, and Karangasem, with prices ranging up to tens of billions of rupiah.

On September 21, I Gusti Agung Ngurah Rai Suryawijaya, deputy chairman of Bali's PHRI (Indonesian Hotel and Restaurant Association), said the surge in hotel sales could stem from several factors: low occupancy rates, internal decisions by shareholders, owners testing the market value of their assets, or operators no longer able to sustain business. He noted that selling property is a normal part of the real estate business, and owners may choose to reinvest elsewhere.

However, PHRI also raised concerns about the sheer scale of accommodation properties currently on the market, suggesting it warrants closer examination in relation to Bali's broader economic conditions and tourism trends. Rai pointed out that not all visitors currently coming to Bali have high spending power; many now fall into a "middle-to-low budget" segment, opting for guesthouses, homestays, rented houses, or lower-tier hotels rather than star-rated properties.

He criticized the government for treating efforts to attract higher-spending, quality tourists as mere discussion points rather than concrete action, calling on the Ministry of Tourism to implement bold measures. With competition intensifying from neighboring countries like Vietnam, Thailand, and Malaysia, he stressed the need for stronger promotion alongside internal improvements such as traffic management, environmental cleanliness, and security.
